Plan a home loan in India with free tools for EMI, eligibility, affordability, prepayment, balance transfer and home-buying costs. Enter your own assumptions, review the estimate, then use the guides below to understand the decision behind the numbers. Results are educational estimates, not a lender offer or approval.
Choose the calculation you need
Home loan EMI calculator
Estimate the monthly EMI, total interest and total repayment for a loan amount, annual interest rate and tenure. The planner also shows a year-wise amortisation view. For example, its sample of ₹50 lakh at 8.5% for 20 years shows an EMI of about ₹43,391. That rate is a sample input, not a current bank quote.
Eligibility and affordability calculators
Explore how income, existing EMIs and the loan assumptions you enter can affect an estimated loan amount or monthly budget. Lenders use their own income assessment and credit policies, and the property also matters. A calculator cannot confirm your eligibility or sanction.
Prepayment calculator
Estimate how an extra payment may change interest and the remaining repayment period. Results depend on the outstanding balance, rate, tenure, timing and amount of the prepayment, plus how your lender applies it to the loan.
Home loan balance transfer calculator
Compare an existing loan with a possible new offer to estimate whether a lower rate could offset transfer costs. Use the remaining principal and tenure, the new lender’s written rate and applicable fees. A lower rate alone does not guarantee a net saving.
Hidden home-buying costs and stamp duty
Estimate costs beyond the down payment, including items such as stamp duty, registration, processing fees, interiors and moving expenses. The planner also includes a state-wise stamp duty and registration estimate. Charges can depend on state, property and buyer details, so confirm current amounts with the relevant state registration authority before budgeting.
Free home loan planning report
Use the report form to summarise the income profile and loan assumptions you enter, then download a PDF for your own planning. It is a comparison aid, not a credit check, lender assessment or approval letter.
How to use the planner well
- Start with a realistic loan amount and a rate from a dated lender quote, if you have one.
- Enter the remaining tenure and existing EMIs when assessing affordability or eligibility.
- For a balance transfer, include processing and other transfer costs in the comparison.
- Run more than one scenario to see how a higher down payment, shorter tenure or prepayment changes the estimate.
- Keep a buffer for household expenses, repairs and emergencies instead of treating the maximum estimate as a target.

Frequently asked questions
Are the calculator results guaranteed by a bank?
No. They are estimates from the inputs you provide. A lender’s rate, eligibility, fees and final sanction depend on its current policy and assessment of your income, credit profile and property.
Does the planner check my CIBIL score?
No. The planner does not retrieve your credit report or make a lending decision. Read our CIBIL guide to understand how a credit profile fits into a home loan application.
Are stamp duty and registration amounts exact?
Treat them as planning estimates. State charges and concessions can change and may depend on the property and buyer. Confirm the amount with the relevant government authority or your conveyancing professional.
Next step: Use the Home Loan Planner, then read the relevant guide before making a borrowing decision. Confirm rates, charges and eligibility directly with your lender.
